Q: How does the Forest City process work?
Tell us about your property and what you're hoping to accomplish. We'll discuss your situation, evaluate the property and help you compare your options—selling as-is, making strategic improvements before listing, or listing directly on the open market.
Q: Am I obligated to sell after contacting you?
No. There is no obligation to accept an offer or move forward with any option. Our goal is to give you the information you need to make the decision that's right for you.
Q: Are there any fees or commissions with a cash offer?
There are no real estate commissions or listing fees when selling directly to Forest City. Before moving forward, we'll explain the terms of the offer so you understand what to expect.
Q: How do you determine your cash offer?
We consider the property's location, current condition, comparable sales, repairs or improvements needed, holding and transaction costs, risk, and expected resale value.
Q: Do I need to make repairs before selling to Forest City?
No. We purchase properties in their current condition. You don't need to make repairs, renovate, clean out the property, or prepare it for traditional showings.
Q: What if fixing my house before selling could make me more money?
We’ll tell you. If strategic improvements appear likely to put you in a better financial position, we can help you identify which updates may be worthwhile before listing the property. We do not make these repairs, but our licensed real estate professional will help guide you through the process so you can focus on improvements that may provide the best return on your investment.
Q: What if listing my home is a better option than accepting a cash offer?
We'll tell you that too. A cash sale isn't right for every homeowner. If selling on the open market appears to make more sense, you can explore listing the property with our licensed real estate professional.
Q: How quickly can I sell my house?
The timeline depends on the selling option you choose. A direct sale can generally move much faster than a traditional listing, and we'll discuss the expected timeline before you make a decision.
Q: What types of properties does Forest City buy?
We consider single-family homes and other residential properties throughout our service area, including properties that are outdated, inherited, vacant, occupied, or in need of significant repairs.
Q: Do I have to clean out the house before selling?
Not necessarily. If you're considering selling as-is, talk with us before spending time or money cleaning out the property. Depending on the situation, items may be able to remain in the home.
Q: What happens to a house after Forest City buys it?
We renovate and improve the properties we purchase. We do NOT wholesale. Once we are finished renovating the home we will either sell to a new homeowner or rent to a rentor.
